Parking Lot Update

Over the past several years, many CCH members have asked the Board when the parking lot will be repaired or resurfaced.  The limited reserves have been prioritized to ensure the pool is operational each year and this did not allow enough funds to fix the parking lot.

In September 2023, the Country Club Hills Pool will be getting a new parking lot! 

So how is the Board accomplishing this improvement?  Here are some Q&As that will help answer this question:

Why are we now getting a new parking lot? 

Fairfax Water utility needs to upgrade the water systems in the Old Lee Hills Neighborhood.  An older, smaller water main pipe that runs along Daniel’s Run Creek has become exposed and presents a safety hazard.  The solution is to run a new, larger water main pipe from Tedrich Boulevard to Colony Road.  This will require then to run the new pipe under Daniel’s Run Creek and through the CCH parking lot.  Because the CCH parking lot will be ripped up to lay the pipe, Fairfax Water is planning to resurface the CCH parking lot for free.

 

How much would it cost us to replace the parking lot if we were to do so on our own? 

The most recent estimates the Board received to resurface our parking lot was over $100,000.   Over the past 10 years, the Board has been reluctant to make a special assessment of the Membership to raise the fund needed to make these repairs.

 

When will the construction begin and end? 

Fairfax Water is planning to start on Monday, September 18th.  This will allow the Pool Management Company (High Sierra) to winterize the pool after the swim season ends but before the construction begins.  Construction will be completed by the middle of November 2023.

 

Will the parking lot be accessible during the construction period?

No, the plans include digging up over half the parking lot to lay the pipe.  This will be a construction zone.

 

Will Fairfax Water restore the CCH property to its original conditions after the work has been completed?

Yes, Fairfax Water will make the CCH property look the same.  Currently no trees or bushes are planned to be disturbed or cut down during this construction.

 

Will CCH have to pay for any of the costs? 

CCH will not have to pay for the resurfaced parking lot.  However, the Board plans to have additional work done by the contractors who will repave the parking lot to improve the drainage ditch that runs down the parking lot near the CCH Bath House.  This will prevent further erosion of the soil for the foreseeable future. This additional work, as well as striping of the parking lot, will be paid for by CCH.
